中原城市领先指数CCL按周升1.31% 创34周新高
中原地产研究部高级联席董事黄良升指出,中原城市领先指数CCL最新报180.93点,创34周新高,按周升1.31%,升幅为34周以来最大,是2020年8月之後近七个月以来首次重上180点水平。他预期,在用家支持下,二手成交持续畅旺,相信楼价继续反覆向上,CCL目标挑战190点,期望今年年中前後达到。
其余两大整体指数亦创31周新高,大型屋苑领先指数CCL Mass报183.49点,按周升1.36%,升幅为15周以来最大;CCL(中小型单位)报181.11点,按周升1.15%,升幅为15周以来最大。另外,CCL(大型单位)最新报180.03点,按周升2.16%,创2019年11月後新高,预期山顶文辉道2幅地皮高价售出的消息利好豪宅市场,刺激豪宅楼价上升。
新界东CCL Mass报193.25点,创35周新高,按周升3%,结束3周连跌,升幅为15周以来最大。九龙CCL Mass报179.26点,创33周新高,按周升1.98%,升幅为4周以来最大,连升5周共6.21%。港岛CCL Mass报186.95点,按周升1.56%,升幅为6周以来最大。新界西CCL Mass报167.85点,按周跌0.9%,指数连升2周兼上周创新高後单周回软。
过去8个星期CCL三大整体指数走势一致。首4周计三大指数同步齐升3周,齐跌1周,CCL累升0.88%,CCL Mass累升1.27%,CCL(中小型单位)累升1.22%。近4周计,三大指数亦同步齐升3周,齐跌1周,CCL累升2.47%,CCL Mass累升2.03%,CCL(中小型单位)累升2.15%。黄良升预期,是由於新春长假後旺市持续,带动近4周整体楼价升势明显加快。
今天(26日)公布的指数是根据今年3月15日至3月21日签订正式买卖合约的中原集团成交计算,当中有近八成的交易是在3月1日至3月7日签临时买卖合约,反映新春长假後第三周市况。
