中海物業(02669.HK)年度純利升30.15%至7億港元 在管面積達1.82億平方米
格隆匯 3 月 25日丨中海物業(02669.HK)公佈年度業績,截至2020年12月31日止年度,集團營業額為65.45億港元,同比增長19.75%;經營溢利為9.34億港元,同比增長22.50%;公司股東應占年內溢利為7.00億港元,同比增長30.15%,每股盈利為21.30港仙,擬派末期息每股4.2港仙。
公吿稱,收益增長主要由於:(i)年內公司於核心傳統物業管理版塊下在管面積的上升,並以較高比例的包乾制合同為主,亦包含管理費漲價等因素;及(ii)非住户及住户增值服務的業務量增長,惟部分升幅被人民幣兑港元於過往十二個月平均貶值及疫情爆發初期的影響而稍有抵銷。
截至2020年12月31日止年度,集團所管理的建築面積較去年年底上升20.4%或3090萬平方米至1.823億平方米,其中,來自獨立第三方的新增在管建築面積佔22.8%。
2020年度,物業管理服務收益佔總收益的74.2%,較去年增加18.2%至48.574億元。物業管理服務收益上升主要來自於我們在管面積的上升及管理費漲價,並以較高比例的包乾制合同為主,惟部分升幅被人民幣兑港元於過往十二個月平均貶值而稍有抵銷。
2020年度,增值服務分部收益佔總收益的25.5%。年內,儘管我們已從早期肺炎疫情衝擊中逐漸恢復日常業務營運,而疫情普遍受到較好控制,惟住户增值服務業務較為脆弱,其經營計劃受嚴重影響,併產生閒置成本。分部收益以低於經營成本的增長率增加23.7%至16.682億元,其中,來自非住户(為物業發展商及其他物業管理公司提供)及住户增值服務的子分部收益分別增加27.8%及15.2%至11.716億港元及4.966億港元。
2020年度,停車位買賣業務分部收益較去年翻倍至1930萬港元,及分部利潤增加至510萬港元。
此外,銀行結餘及現金較去年年底上升48.5%至37.057億港元(於2019年12月31日:24.957億港元),其中人民幣佔96.9%,而港幣/澳門幣則佔3.1%。
