政府将推两幅地皮招标 美联料铜锣湾商业地估值逾150亿元
政府将於3月26日推出两幅地皮招标,分别为铜锣湾加路连山道商业地皮及上水古洞第25区的住宅地,分别於5月7日及4月23日截标。美联测量师行董事林子彬表示,是次推出的两幅用地规模颇大,两地合共估值达210亿元,当中以铜锣湾商业地王较为瞩目。
林子彬称,铜锣湾加路连山道商业地王,项目提供多达107.64万平方尺楼面,属罕有市区优质商业地,惟受近期环球经济波动,商厦市道仍受到一定压力,而且投资额大,用作长线投资,故预期以大型发展商、组财团或区内有经验的发展商入标为主,料入标反应亦会倾向审慎。若以每尺楼面地价约1.4万元计算,项目估值约150.7亿元。
至於另一幅招标,位於上水古洞第25区的住宅地皮,位处政府积极发展的区域,他指亦为未来新界东北供应重镇,项目预期邻近未来铁路北环线,估计项目可建楼面面积约为119.9万平方尺,规模庞大,料兴建中小型单位为主,另买方需兴建公共运输交汇处。事实上,近年已有不乏发展商将区内地皮改划中,相信该区发展将陆续开展,故料是次地皮亦会吸引大型发展商或财团垂青。若以每尺楼面地价约5,000元计算,项目估值约60亿元。
