《周末楼市》新盘周末录逾50宗成交 二手交投持续活跃
过去周末本港楼市未有大型新盘展开新一轮销售,以售卖余货为主,一手成交下跌至约51宗,较上周末(3月13及14日)的逾270宗减少约八成。其中,恒地(00012.HK)旗下楼盘周末售出15伙,包括屯门青山湾「帝御-岚天」售出8伙、元朗「尚悦-岭」及北角「君誉峰」等多盘亦录成交。
市场又有个别新盘出现新高成交,会德丰地产与信置(00083.HK)等五大发展商合作的西南九龙「维港汇I」,最新以5,001.8万元售出一实用面积1,385平方尺单位,属四房双套间隔,尺价36,114元,为项目成交价及尺价新高。
二手市场方面,中原地产十大屋苑本周末录得24宗成交,较上周末回落11%,仍企稳双位数的活跃水平。除黄埔花园未有录得成交外,其余9个屋苑均有成交,宗数由1至6宗不等。中原地产亚太区副主席兼住宅部总裁陈永杰表示,本周末十大屋苑成交量贴近20宗,仍属畅旺水平。近期本港确诊数字持续回落至低位,加上疫苗接种已渐进开展,市场对後市倾向乐观。
至於美联刚过去的周末十大蓝筹屋苑合共录得约26宗买卖成交,虽较上周末约28宗减少约7.1%,但已是连续第5个周末录得逾20宗或以上活跃水平,创出自去年4月中至5月17日的6个周末後最长纪录。至於按15大屋苑计算,周末两天则录得约36宗买卖成交,较上周末更录得约12.5%升幅。
另外,利嘉阁在过去的周末日十大指标屋苑累录24宗二手买卖个案,较上周末的22宗,按周增加2宗或约9%。港置十大二手指标蓝筹屋苑於周末两日则合共录得19宗成交,较上周末15宗成交上升27%。
