盛控股(02183.HK)公佈2020年度業績：聚焦經濟活力強勁區域，純利大增19倍及派息0.2元
格隆匯 3 月 19日丨三盛控股(02183.HK)公佈年度業績，截至2020年12月31日止年度，公司收入總額為人民幣87.79億元，同比增長275.53%；毛利為人民幣24.98億元，同比增長182.76%；公司權益股東應占年內溢利為人民幣8.09億元，同比增長1927.86%；基本每股盈利為人民幣1.65元，擬派末期息每股人民幣0.20元。
2020年度，物業銷售收入錄得約人民幣86.46億元，此乃主要來自位於成都、福州、濟南、寧德、青島及漳州的七項物業交付。物業銷售收入大幅增加乃主要由於相較2019年，更多物業竣工並交付所致。
董事認為，集團於2020年的整體經營狀況良好，財務狀況持續穩健，並於年內錄得可觀的物業銷售收入及毛利。於2020年12月31日，簽約銷售額約為人民幣241.28億元，簽約銷售建築面積估計約為195.34萬平方米，為集團未來已確認收入的增長提供穩固基礎。
在三盛集團的支持下，集團在回顧年內有序落實戰略佈局，在具備較強經濟活力的城市積極物色物業發展項目，避開被政策嚴格限售限價調控的區域，積極參與各項土地招標，豐富了集團的土地儲備，為今後物業發展業務的開展打下了堅實的基礎。
於2020年年初，COVID-19疫情所帶來的短期衝擊對中國內地包含房地產業在內的各行各業的經營及財務狀況產生了不少影響。對此，集團已積極佈局安排，採取了一系列應對的措施，包括主動調整業務規劃，保障現金流安全；利用非接觸形式的線上創新營銷模式，實現銷售的完成；關注政府出台的針對疫情的幫扶政策；併發掘對中小型、項目型的房企的收併購的機會等。
集團的物業投資組合包括九個位於香港及中國內地的投資物業。位於哈爾濱、青島及成都的投資物業已全數出租，位於福州及揚州的投資物業只有部份出租。集團會不時檢討投資物業組合，並採取各種措施着力提升租金回報水平。
於2020年12月31日，集團合共有52個持作銷售、開發中及持作未來開發的物業項目。土地儲備總佔地面積約為335.00萬平方米，規劃總建築面積約為956.68萬平方米，其中按集團股本權益計算應占666.99萬平方米。
此外，於2020年12月31日，集團的現金及現金等價物合共約人民幣73.86億元(2019年12月31日(經重列)：約人民幣16.89億元)。
集團將繼續依託三盛集團的品牌、專業經驗和優秀團隊的支持，以收購合作與公開拍地並舉的原則，積極獲取優質土地儲備資源。同時集團將保持在產業與地產聯動的模式探索，並推動與第三方產業合作的開發模式，根據不同區域的市場變化及當地業務發展，進一步提升土地獲取的數量和質量，滿足未來發展需要。
2020年，集團已實現佈局”長三角區域”、”海西區域”、”環北京區域”、”山東區域”、”川渝區域”、”大灣區區域”等中國經濟活力強勁的區域獲取多塊土地啟動住宅及商用物業開發，並保持在實現佈局的區域規模擴張，進一步提高所在區域的業績貢獻率。
