2月豪宅買賣221宗創三個月高

中原地產研究部高級聯席董事黃良昇指出,2021年2月份價值2,000萬元以上的豪宅(包括一手及二手)買賣合約登記錄得221宗,總值101.86億元,較1月的187宗及83.59億元,分別上升18.2%及21.9%。數字是自2020年11月的245宗及131.74億元之後,創三個月新高。反映樓市氣氛轉旺,加上2020年底山頂文輝道一幅住宅地高價售出,利好豪宅市場,買家恢復入市信心,刺激整體豪宅交投回升。隨著疫情趨向穩定,山頂地皮連環高價售出,豪宅新盤創新高價,以及資金持續流入等因素,相信豪宅市道將繼續上揚。

在一手方面,2021年2月份價值2,000萬元以上的一手豪宅買賣合約登記錄得74宗,總值31.21億元,較1月的69宗及27.8億元,分別上升7.2%及12.3%。一手數字是自2020年11月的91宗及41.64億元之後,創三個月新高。雖然一手豪宅買賣連升兩個月,但宗數仍然持續偏低,顯示市場缺乏豪宅新盤供應。近期西半山波老道21號單位高價售出,山頂洋房新盤銷售理想,展望一手豪宅市況向上。

二手方面,2021年2月份價值2,000萬元以上的二手豪宅買賣合約登記錄得147宗,總值70.65億元,較1月的118宗及55.78億元,分別上升24.6%及26.7%。二手數字是自2020年11月的154宗及90.10億元之後,創三個月新高。受惠於全球多國量寬,吸引資金流入,二手豪宅交投止跌回升。(el/u) ~
