越秀地產(00123.HK)今年合約銷售目標為1,122億人幣 按年升17%
越秀地產(00123.HK)今年銷售目標為1,122億元人民幣(下同),較去年合約銷售額958億元提升17.1%。主席林昭遠透露,今年可售資源1,866億元,預期去化率可達60%,回款率冀達70%以上,目標全年新開工及竣工面積分別達701萬及614萬平方米。
去年全年新增土地儲備560萬平方米,總土儲增至2,454萬平方米。副董事長兼總經理林峰表示,去年斥資約410億元用於購地,當中一半來自公開市場,今年預算料增加至520億元。
對於內地計劃進行「集中供地」改革,限制城市招拍掛次數。林昭遠指出,當局目的依然是穩定地價、樓價及市場預期,估計廣州最快本月底出台相關細節,屆時將再作應對。他認為政策對企業盈利空間有一定壓力,相信對越秀等資金充裕的企業將較有利。
自引入廣州地鐵集團為第二大股東後,越秀已發展5個TOD項目,去年銷售貢獻約170億元。他表示,會繼續積極配合廣州地鐵,希望今年銷售額可達逾200億元。問及越秀地產已申請分拆越秀服務上市,他指出符合公司業務多元化發展步伐。
