內房股普遍續漲逾2%-7% 潤地及綠城中國升幅最大 惟龍湖三連跌

雖然內地多地嚴控信貸資金違規流入樓市,但上海今年調控以來首次以集中供應方式推出房源,顯示市場平穩推開。內房股繼上周五逆升後,今天普遍繼續向好,去年多賺37%末期股息年增34%至1.65元人民幣獲花旗升價至51元的融創中國(01918.HK)承上周五回升逾7%重越20天及10天線勢,今早進一步升破牛熊線(32.5元),最高見34.15元,現造33.6元,續升3.7%。

藍籌潤地(01109.HK)重越10天線(36.65元),最高見37.8元,現造37.6元,續升4.7%。合景泰富(01813.HK)五連升,股價高見12.58元,現造12.5元,升4.2%。世茂(00813.HK)續彈3.2%報24.35元。萬科(02202.HK)四連升,今早股價重越10天及20天線,報32.05元,續彈2.6%。寶龍地產(01238.HK)承上周五續升逾6.5%勢,今早升3%高見7.27元,暫受制上周所創紀錄高位7.49元。新城發展(01030.HK)續升3%報9.41元,股價四連升。綠城中國(03900.HK)追落後,股價一舉重越10天、20天及50天線(11.9元),最高見11.46元,現造11.38元,續升7.6%。

不過,今天正式成為恆指新貴的龍湖(00960.HK)三連吐,今早股價高開報49.8元欠承接,掉頭低見47.8元,現造48.1元,倒跌2.1%。佳兆業(01638.HK)反彈受制10天線,今早股價回落1.9%報4.05元。

據內媒上周尾報道,上海近期將上市一批新建商品住房,這是自「滬十條」「滬七條」等調控政策落地以來,上海首次以集中批量供應的方式推出房源,並已完成價格備案,即將「領證」上市銷售。另外,除上海地區外,杭州、海南、廣州等樓市熱點地區也明確嚴控消費貸款、經營性貸款違規流入房地產市場。《中國證券報》引述多位市場觀察人士指出,如果違規將消費貸、經營貸用於樓市交易,銀行有權要求提前歸還。提前「抽貸」對投資客來說是有震懾作用的;其中杭州在發文後,不少投資客開始觀望,業主短時間內不願意降價,二手樓盤成交出現較為明顯下滑。
