九倉(00004.HK)吳天海:香港樓市「可為」內地限價影響邊際利潤

九龍倉集團(00004.HK)主席吳天海指,去年下半年起內地疫情開始受控,在消費等層面亦有改善,內地業務因此受惠,雖然部分工程、銷售上半年因疫情而有所拖慢,但下半年也有盡力追回。他續指雖然香港疫情未到令人滿意階段,不過近期集團亦陸續在港有新投資項目,希望數年後當項目落成可進入「收成期」,強調未來數年仍需耕耘。

吳天海指近兩至三月集團在港有增加土地儲備投資,如有適合的項目亦會研究及考慮,現時也有項目正等待「補地價」等,認為香港樓市「可為」。在豪宅及超豪宅市道方面,他指出近期市場較活躍,購買及租賃需求亦相當不錯,相信今年上半年仍會有相當的交易量。至於早前投得的山頂地皮會否合併發展,他則指暫未有決定,但會是研究方案之一。被問到政府賣地計劃內中小型地皮較多,他強調集團無局限於興建2,000至3,000呎或更大的單位,除投地外,現時手頭上亦有項目可進行重建或改建,會跟進有甚麼較快的選項。

在內地市場方面,今年集團銷售目標為150億元人民幣,他指出過去兩年未有特別增加土儲,主要因為在內地樓市的回報相對風險不比香港類似投資好,經評估後出價亦較審慎,故未能贏得地皮。他認為內地的調控措施令發展商風險增加,而價格受限令邊際利潤受影響,同時會影響回報。

在消費市場方面他認為內地走向兩極化,受惠「留國消費」需求高端消費市場非常旺盛,在疫情已穩定的地區今年首兩月商場銷售與2019年同期比較升約50%至60%左右,而部分起步不久的商場增長更接近一倍,有信心內地最壞的時間已經過去,香港情況則未追得上內地,但料汲取多月的教訓後,相信不應會再回到最差的時候。
