富瑞:上調寶龍地產(1238.HK)目標價至7.48港元 評級“買入”
富瑞發表研究報吿指,今年將是寶龍地產(1238.HK)另一個高增長之年,因管理層對今年銷售增長約30%及租金增長約25%的目標均超乎預期,令該行更加確信公司在未來兩年將會成為下一個中型發展商的“黑馬”,重申公司為小型發展商的首選,將目標價由7.43港元上調至7.48港元,維持“買入”評級。
富瑞指,在可售資源達1700億元人民幣支持下,管理層有信心今年預售額可按年增長29%至達1050億元人民幣,較該行最初樂觀估計的25%還要強,公司更預期未來三年預售將保持雙位數增長。
該行又指,儘管受疫情影響,但受惠於公司良好的運營及新購物中心,寶龍地產去年租金收入按年增長15%,出租率略升至89.9%。隨着零售銷售進一步恢復,管理層計劃將整體出租率提高至約93%,並新開22家購物中心,料可帶動今年租金收入達40億元人民幣,並將公司今、明兩年盈利預測上調5%。
