《周末樓市》GRANDE MONACO銷情旺加推38伙 二手交投農曆年後恢復正常
農曆新年後末二手交投恢復正常,剛過去的周末中原十大屋苑錄21宗成交,按周跌43.2%,仍為六周次高。美聯10大藍籌屋苑合共錄得約24宗買賣成交,按周減少35.1%,企穩雙位數水平。利嘉閣十大屋苑周末錄21宗買賣按周跌38%,而港置十大屋苑成交錄12宗,按周跌33%。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,成交量於農曆新年後逐步恢復正常水平,疫苗接種計劃開始,經濟活動將重回正軌,買家對後市感樂觀,入市意欲強,睇樓後往往短時間內決定入市。隨著盤源大量消化,業主收窄議價空間,成交量較上周有所回落。
在新盤方面,會德豐發展旗下啟德GRANDE MONACO首輪發售88伙,即晚沽出82伙,而同日招標發售14伙則售出7伙,單日合共售出89伙,套現12億元,單位平均售價逾1,347萬元,公司宣布加推3號價單合共38伙,提價約4.6%,周三(3月3日)次輪將推售68伙,並有12伙同日招標。
其他新盤方面,長實集團(01113.HK)與港鐵公司(00066.HK)合作日出康城SEA TO SKY加推的7號價單於上周六(2月27日)起接受登記,截至昨晚6時,市傳暫收500票,以103個單位計,超額認購近4倍。中國恆大(03333.HK)旗下屯門恆大珺瓏灣(II)周日沽出兩伙,德祥地產(00199.HK)及市建局的長沙灣海珀沽出3伙,新鴻基地產(00016.HK)長沙灣匯璽錄得2宗成交等。
