新世界發展(00017.HK)中期實現綜合收入355.8億港元 同比升9.6%
格隆匯 2 月 26日丨新世界發展(00017.HK)發佈2020/2021中期業績公吿,集團錄得綜合收入為355.773億港元,升9.6%。基本溢利為37.186億港元,公司股東應占溢利為10.13億港元,分別微跌5%及0.4%;香港應占物業合同銷售金額為約263億港元,超越集團訂立的200億港元的2021財政年度香港合同銷售目標;中國內地整體物業合同銷售金額為約人民幣112億元,完成集團訂立的人民幣200億元的2021財政年度中國內地合同銷售目標的56%。2021財政年度中期股息:每股0.56港元,與2020財政年度中期持平(股份合併後),維持現有可持續及漸進式的派息政策。
香港土地儲備方面,香港房屋供應持續短缺,香港政府近年更將公私營房屋比例由6:4改成7:3,供應聚焦於公營房屋,私人住宅土地供應大幅減少,不論是新增用地或滾存用地,供應量連年下跌,並可能長期維持低位。2020年度可供推售的住宅地皮僅有15幅。香港政府着力推動多方面土地政策,如“土地共享先導計劃”及新發展區等釋放土地發展潛力並增加土地供應。
集團積極通過公開招標、舊樓收購及農地轉換等多元化的渠道補充土地儲備,為核心業務提供可持續發展的資源。截至2020年12月31日,集團在香港持有應占總樓面面積約935萬平方尺的土地儲備可作即時發展,其中用作物業發展的佔約446萬平方尺。同時,集團持有合共約1,646萬平方尺待更改用途的應占農地土地面積。
中國內地土地儲備方面,截至2020年12月31日,集團於中國內地持有不包括車庫的土地儲備總樓面面積約614萬平方米可作即時發展,其中約348萬平方米為住宅用途。核心物業發展項目主要分佈於廣州、深圳、佛山、武漢、上海、寧波、杭州、北京及瀋陽等城市,不包括車庫的土地儲備總樓面面積約531萬平方米,51%位於大灣區,住宅約為173萬平方米。
公司表示,2021年集團的核心策略是專注、步伐一致、進取。專注核心業務,增加市場佔有率;與集團的整體發展目標步伐一致,繼續完善新世界生態圈;確立進取的目標,不斷進步、不斷成長。集團將會繼續立足香港,聚焦大灣區,以創新及可持續發展的方式,推動企業增長,為股東及社會創造更多共享價值。
