板塊異動 | 內房股爆發,新城發展最高漲超20%
uSMART盈立智投2月25日消息 ,週四港股早盤,內房股全線爆發,截至10:30分,新城發展盤中最高漲超20%,萬科企業盤中最高漲超14%,融創中國盤中最高漲超13%,中國恆大最高漲超10%。其餘成分股均有不同幅度漲幅。
此前媒體報道稱中國多地宣佈對住宅土地集中供應。中泰國際點評稱,此舉有助土地溢價率下降,修復項目利潤率,同時利好融資能力強的穩健房企及國資背景房企。
中信證券此前發佈研報表示,公募對地產的配置倉位有提升空間,地產板塊低估值,高股息率,具備吸引力。
多城實施宅地供應新規
據相關消息,23日天津市規劃資源局突然發佈2021年住宅用地土地出讓新規。要求2021年度住宅用地實行“兩集中”同步公開出讓:一是集中發佈出讓公告,且原則上全年住宅用地出讓不超過3次(分別爲3月、6月、9月中旬份三批次集中發佈住宅用地的出讓公告);二是集中組織出讓活動:同批次公告出讓的土地以掛牌方式交易的,應當確定共同的掛牌起止日期;以拍賣方式交易的,應當連續集中完成拍賣活動。
同時,青島資源規劃局在今天召開全市住宅用地調控工作部署會議,會議的核心內容同樣出現了“兩集中”。
鄭州資源規劃局也以緊急通知的形式下發文件,要求航空港區、鄭東新區、經開區、高新區、上街區等禁止發佈住宅用地出讓公告。
本次「兩集中」新規利好深耕一二線城市的龍頭房企,一方面改善競爭格局,加速中小房企出局;另一方面土拍「零售改批發」,一二線城市土地溢價率將下降,改善房企毛利率。
