多地推行土地集中出讓 內房股發力 寶龍/融創/萬科/新城發展/合景泰富飆15%-18%

內地1月房價升幅擴大;此外,內媒報道指中國多地宣布對住宅土地集中供應,分析料措施將有助土地溢價率下降,修復項目利潤率。內房股今天發力急漲,藍籌中海外(00688.HK)、潤地(01109.HK)、非藍籌中國恆大(03333.HK)、佳兆業(01638.HK)、中國奧園(03883.HK)、綠城中國(03900.HK)、世茂(00813.HK)、雅居樂(03383.HK)、寶龍地產(01238.HK)、早前完成全部贖回於2022年到期8億美元優先票據的融創中國(01918.HK),萬科(02202.HK)、新城發展(01030.HK)及合景泰富(01813.HK)急漲逾10%-18%,後四者最強分別高見34.65元、35元、9.58元及12.5元。

龍湖(00960.HK)、富力(02777.HK)、藍籌碧桂園(02007.HK)、中海宏洋(00081.HK)及旭輝(00884.HK)也升逾6.5%-9%。

據《澎湃新聞》報道,青島市自然資源和規劃局官網發布《堅決落實上級有關要求部署2021年住宅用地供應工作》,嚴格實行住宅用地「兩集中」同步公開出讓,即集中發佈出讓公告、集中組織出讓活動。河南省鄭州市此前發佈《關於統一組織住宅用地掛牌出讓公告發佈的緊急通知》,收回部分區的住宅用地出讓公告發佈權;天津市亦發布《市規劃資源局關於做好2021年住宅用地集中出讓有關工作的通知》,要求天津市確定於今年3月、6月、9月中旬分三批次集中統一發布住宅用地的出讓公告。

國家統計局早前公佈,內地1月4個一線城市新建商品住宅銷售價格按月升幅擴至0.6%,按年升幅擴至4.2%;二手住宅銷售價格按月升幅擴至1.3%,按年升幅擴至9.6%。31個二線城市新建商品住宅和二手住宅銷售價格按月升幅均擴至0.4%,按年升幅擴至4.1%及2.5%。
