第一太平戴维斯料楼价续高企 商铺租金复苏在望
港府公布新一份《财政预算案》,第一太平戴维斯香港研究及顾问谘询部主管盛世民回应称,对於香港经济预料今个财政年度恢复正增长,预测今年经济实质增长介乎3.5%至5.5%。假设正增长将於本年下半年出现,这将有助推高写字楼租赁需求。过去一年本港写字楼空置率由去年初的5%增至目前的8.6%,空置楼面面积达530万平方尺。同时,如果低息环境持续,并在政府继续推行逆周期措施的背景下,预料目前仍然较高的楼价仍将受到支持;然而一切尚要视乎疫情发展的情况,预料第二季的市况不会出现太大突破。
疫情重创本港零售业,商铺租金亦持续下跌,自2013年起至今已下跌75%,继续下挫的空间其实不大。假如下半年起社交距离措施有望进一步放宽,跨境旅游亦可陆续恢复,加上政府将向合资格市民发放总额5,000元的电子消费券,鼓励及带动本地消费,在上述背景下,该行预期商铺租金有望回复明显的增长。
