美联工商铺:政府派消费券利好商铺物业 上调全年商铺成交量预测至升6至7成
美联工商铺行政总裁黄汉成表示,欢迎政府派发消费券的建议,认为措施将刺激本地消费及经济,亦可以让更多中小企直接受惠,达到提振经济及稳定就业的效果,当中价格最为低残的商铺物业,反弹幅度预计将会最为可观。
黄汉成预期,全年商铺成交量由原先估计按年上升4成至5成,增加至按年上升6成至7成,约1,700宗至1,800宗,估计全年零售销售额约4,000亿元,按年上升约23%。
他续指,政府派发消费券予市民,本地零售业将会受惠,对商铺物业也属利好消息,预期走势可望呈价量齐升,届时铺位租务个案也将会增加,带动铺位空置率回落。他又预期,中港两地最快可於下月恢复通关,认为政府恢复通关可让经济及投资市场恢复正常运作,工商铺各板块的表现将可望回稳。
