嘉裏建設(00683.HK)與RECO組成的財團成功競買上海一幅地塊

格隆匯2月23日丨嘉裏建設(00683.HK)公佈,於2021年2月23日,由公司的全資附屬公司卓賞及新加坡政府投資(產業)私人有限公司的間接全資子公司RECO合組而成的財團接獲上海局方的成交確認書,確認已成功競買,並且將項目地塊的土地使用權授予財團。因此,訂約方將訂立股東協議成立分別由卓賞及RECO按40%及60%比例擁有的項目公司持有及發展項目地塊。

項目公司將與上海局方訂立土地出讓合同。競買訂金14.355億港元已於提交競買時支付以符合訂金要求,而代價餘額將根據土地出讓合同予以支付。

項目地塊指定作住宅、辦公室及商業用途,總佔地面積約為66,059.5平方米。項目地塊的住宅、辦公室及商業用地土地使用權年期分別為70年、50年及40年。住宅部分將用作出售,而商業及辦公室部分將保留作為由項目公司管理及營運的物業。

公司表示,項目地塊位於中國上海浦東新區金橋分區,為上海軌道交通巨峯路站(為6號線與12號線的交匯站)的公共交通導向型發展項目。作為地區公共交通樞紐,項目地塊亦設有8條公交線路的總站。以最終規劃方案及建築方案審批為準,該項目的總規劃樓面面積約為390,000平方米,其中約45,000平方米為住宅、約219,000平方米為零售、約25,000平方米為辦公室、約2,000平方米為公用配套設施及約98,000平方米為停車場用途,所座落地區擁有超過700,000人口。公司在上海已擁有多個地標項目,而藉着此項位於區內核心位置的主要基建項目,公司可擴大及提升上海的客户層面,為更廣泛的客户羣服務。

就聯合土地購買、發展、管理及營運項目地塊的物業而訂立該等交易,乃符合集團在核心重點城市建立主要及優質房地產發展及投資組合,以支持集團經常性收入穩定增長的商業策略。此外,公司與新加坡政府投資(產業)私人有限公司之間的合作及合資,將為訂約方及該項目帶來協同效益,使訂約方可在該項目中分享各自的策略專長。董事會認為,該項目可為股東提高價值及支持集團的可持續增長。
