中原估計啟德住宅地地皮批出價符預期 落成呎價達3萬
中原測量師行張競達表示,啟德第4E區2號住宅地上周接獲5份標書,反應平平,但一如所料,發展商普遍看好啟德發展潛力,出價傾向進取,尤其是首次奪得啟德地皮的發展商,昨天地皮以102.8億元批出,每呎樓面地價約15,860元,符合預期。
他指,啟德新區經過連年推售地皮,所餘無幾,第4E區2號地位處跑道前排,是跑道區最後一幅住宅地,可享優質維港海景,相信地皮將發展成海景豪宅,預計項目落成後,計算建築成本及合理利潤後,每呎實用售價近3萬元。
九龍啟德第4E區2號地盤的新九龍內地段第6604號的用地昨日開標。該地地盤面積約為117,844平方呎,指定作非工業用途。最低及最高的樓面面積分別為388,893平方呎及648,143平方呎。
