《周末樓市》一手樓市四天新春長假錄33宗成交 八年來最旺
綜合市場消息,過去四天新春長假,一手樓市共錄33宗成交,為8年來最旺的新春市況。當中,萬科香港發展的項目「Le Pont上源」於昨日(15日)錄得一宗地下花園覆式特色單位成交,單位實用面積2,200平方呎,連606呎花園,成交價為3,200萬元,呎價為14,545元。
另外,信置(00083.HK)的馬鞍山新盤「SILVERSANDS」昨日售出5A座地下E單位連平台特色戶,單位為1房(開放式廚房)間隔,成交價640.8萬元,實用面積267平方呎,另連平台103平方呎,成交呎價24,000元,為項目特色戶呎價新高。同系的觀塘項目「凱匯」2期亦在昨日連沽兩伙。
由帝國集團與香港小輪(00050.HK)合作發展的屯門青山公路青山灣段項目「帝御-嵐天」至今合共錄得4,073票登記數字。
二手市場方面,中原地產十大屋苑本周末錄得3宗成交,較前一個周末18宗減少83.3%,農曆新年四天假期合共錄得6宗成交;美聯物業十大藍籌屋苑合共錄得約4宗買賣成交,較對上一個周末21宗買賣大減約81%,若以四天長周末計算,則錄得約8宗買賣成交。
利嘉閣十大指標屋苑錄得5宗二手買賣個案,較上個周末的18宗,按周大減72%,農曆新年四天假期則合共錄得10宗買賣;香港置業港、九及新界十大二手指標藍籌屋苑於過去4天長假期共錄8宗成交,單計周末兩日則錄得約4宗成交。
