越秀地產(00123.HK)附屬耗資33.4億元競得廣州黃埔區地塊
格隆匯 2 月 5日丨越秀地產(00123.HK)公吿,公司已通過其約95.48%附屬公司廣州緯信實業發展有限公司以公開招標方式競得位於廣州黃埔區的土地用途改造項目地塊,代價為人民幣33.4億元。
廣州黃埔地塊的佔地面積約為69,700平方米及總建築面積約為209,200平方米,其中計容建築面積約為144,500平方米。廣州地塊性質為住宅用途。根據出讓條件,項目公司須配建建築面積為21,600平方米的住宅樓宇。配建工程的估計成約為人民幣1.25億元,及公司計劃通過外部融資(包括房地產開發貸款)為該成提供資金。
竣工後,配建工程將無償移交予廣州市政府的指定部門。廣州黃埔地塊位於廣州市黃埔區老黃埔廟頭板塊,處於目前在建的地鐵5號線東延線廟頭路站上方,距離地鐵13號線北延線南海神廟站約500米。該地塊可經黃埔大道直達珠江新城,交通便捷。
所述地塊周邊配有教育、購物、醫療及休閒設施。董事會認為,公司按合理價格購得廣州黃埔地塊,這將增加公司的優質土地儲備,並進一步鞏固公司在廣州的戰略地位。
公司已在一般及正常業務過程中通過其95%附屬公司與另外兩名房地產開發商以組建合資公司方式間接收購了位於杭州市下城區文暉單元的第XC0402-R21-22、XC0402-R21-23及XC0404-R21-03號地塊("杭州下城地塊")中約33.8%的實際權益,項目公司財務業績合併到公司財務賬目中。
而據董事作出一切合理查詢後所知、所悉及所信,該兩名房地產開發商均為獨立第三方。項目公司杭州濱翎企業管理有限公司早前按代價約人民幣107.38億元競得杭州地塊,而公司實際權益應占的土地出讓金約為人民幣3,452百萬元。杭州下城地塊佔地面積約107,403平方米,總可建築面積約422,476平方米,其中計容建築面積約298,532平方米。
杭州下城地塊性質為居住用地。杭州下城地塊位於杭州老城核心區,商業、教育、醫療資源配套豐富,居住氛圍濃厚,稀缺性強。該塊周圍兩條地鐵線路覆蓋,地塊距離地鐵5號線(已開通)杭氧路站約500米,5號線連接餘杭和蕭山,可快速換乘至杭州各區,距離地鐵1號線(已開通)打鐵關站約一公里,交通便利。
