太古地產(01972.HK)去年底香港寫字樓租用率跌至96% 太古廣場零售銷售額跌31.2%
太古地產(01972.HK)公布去年第四季營運數據。香港整體辦公樓於去年年底租用率為96%,按年下跌三個百分點。其中,香港太古廣場於去年年底租用率為95%,按年下跌三個百分點,去年全年租金調升2%。太古廣場一座/二座最新巿值租金為每平方呎110至125元,太古廣場三座則為100元。而太古坊租用率下跌一個百分點至98%,全年租金上升12%,最新呎租為40元中位至50元中位。
香港零售物業方面,太古廣場購物商場於去年年底租用率為96%,按年下跌四個百分點,去年全年零售銷售額下跌31.2%。太古城中心租用率維持於100%,零售銷售額下跌17.6%。
至於中國內地業務方面,太古匯辦公樓於去年年底租用率下跌兩個百分點至95%,最新租金為100元人民幣中位至200元人民幣低位。三里屯太古里零售物業租用率則跌一個百分點至99%,全年零售銷售額減少18.2%。
