格隆匯 2 月 3日丨浙江龍盛(600352.SH)公佈,公司於2021年2月3日以通訊方式召開第八屆董事會第十三次會議審議通過《關於授權董事長確定原閘北區51~55街坊及73街坊舊區改造項目後續土地事項的議案》,同意授權公司董事長確定原閘北區51~55街坊及73街坊舊區改造項目後續土地事項。

鑑於公司於2016年1月8日與上海市閘北區人民政府簽署《閘北區51~55街坊及73街坊舊區改造項目合作協議》,同時與上海市閘北區建設和交通委員會簽署《閘北區51~55街坊及73街坊舊區改造項目委託徵收協議》。

2019年4月25日,上海市人民政府為落實歷史風貌保護要求,下發滬府規劃[2019]93號批覆文件,華興新城(51~55街坊)可開發建築面積約為38萬平方米,該建築面積保持不變,用地範圍需進行調整。

因此,為儘快推進該項目,在華興新城地上計容總面積約38萬平方米保持不變的前提下,以及在2016年公吿測算的土地成本147億元(含項目公司股權收購款、土地出讓金、拆遷成本、拆遷期財務費用、契税)的基礎上,公司擬授權董事長在土地成本增加不超過25億元即土地成本不超過172億元(口徑同上)的前提下,處理上述地塊中涉及的土地徵收成本的調整、土地範圍的調整(包括參與土地競拍)所有相關事項,確定相關金額並簽署相關法律文本。
