美联测量:山顶文辉道第9及11号地皮估值68.14亿元
美联测量师行董事林子彬表示,山顶文辉道第9及11号豪宅地皮将於本周五(5日)截标。是次截标的为山顶文辉道项目「拆细後」推出的第2幅用地,规模较上一幅为细,涉及金额相对较少,加上现时市场气氛理想及超级豪宅用地未来缺乏供应,故可望吸引更多发展商参与是次竞投。
参考上一幅地皮造价,若以每尺楼面地价约4.7万元计算,估值约68.14亿元,并有机会再创住宅官地新高尺价。
是次地皮面积约54,541平方尺,估计可建楼面面积约为14.5万平方尺。根据卖地章程,中标发展商或财团可与去年投得毗邻地皮的发展商申请修订契约,共用泊车位及康乐配套等,有助产生协同效应,增加发展弹性,而上次投得地皮的发展商或更积极参与,预期地皮将兴建大户型分层豪宅及洋房单位。
