穆迪:监管机构收紧信贷将影响中国房地产销售增长
评级机构穆迪表示,2020年疫情下,中国住宅需求稳定,加上经济逐渐复苏,支持全年房地产销售良性增长,但去年底当局出台限制银行对房地产业贷款规模的新政策,目前内房行业境内信贷环境有逐渐收紧的迹象,预期将减缓2021年合约销售增长。
穆迪指出,2020年全国合约销售额增长10.8%,增长幅度高於2019年的10.3%,主要由於期内平均售价上升。2020年合约销售建筑面积增长3.2%,亦高於2019年的1.5%。
穆迪指,今1月份境外发债保持强劲势头,反映受评开发商正努力在境内信贷出现趋紧迹象时补充流动性,截至1月26日受评开发商在境外发债115亿美元,主要用於再融资。
