野村:建議投資者對內房股採取觀望態度 待績後再作部署
野村發表行業報吿表示,該行所覆蓋的17間內房企業在今年1月銷售按年升54%,升幅較去年12月的31%有所擴大,預期在低基數下,今年首季房企銷售將保持彈性,惟內房股的股價在短期內將繼續受政策的負面影響,建議投資者採取觀望態度,等待業績期後市場調整完成後才作部署。
該行又指,從過去經驗來看,政策與內房開發商的股價具高度相關性,而目前內房股已跌至接近歷史低位,但僅8%的政策屬正面,故預期未來幾個月政策環境大致不變,並維持新城發展(1030.HK)、華潤置地(1109.HK)、碧桂園(2007.HK)及旭輝控股(0884.HK)買入評級,目標價分別為10.15港元、45.3港元、12.7港元、8.2港元。
