《周末樓市》日出康城LP10次輪銷售合共沽出173伙 帶動周末錄294宗新盤成交

綜合市場消息,過去兩天周末共錄得294宗新盤成交,按周增加44宗或17.6%,1月份整月新盤成交錄1,480宗,按月增加890宗或1.5倍。由南豐及港鐵(00066.HK)合作發展的日出康城項目「LP10」在上周六(30日)進行次輪銷售,合共沽出173伙,佔整批單位218伙近8成,單日套現逾18億元。發展商在當日乘勢加推價單第4號,合共158伙,涵蓋110個兩房單位、46個三房單位,以及2個四房單位,實用面積由513平方呎至1,203平方呎,折實平均呎價為16,430元,個別單位價格有輕微加幅。

信置(00083.HK)旗下的馬鞍山項目「SILVERSANDS」上周六開售,共沽出33伙,價單上所有一房單位全數沽清,套現近2.5億元。發展商加推第2張價單30伙,推出項目餘下的12伙一房戶,包括4伙一房連平台戶特色戶,亦推出更多全海景高層兩房戶,此批單位將於本周三(3日)開售。折實平均呎價21,614元,較首張價單調高8.7%。

由帝國集團及香港小輪(00050.HK)合作發展並由恆基(00012.HK)任銷售代理的屯門項目「帝御-嵐天」在上周六加推三號價單共57伙,折實平均呎價15,380元,較2號價單調高1.2%。恆基物業代理有限公司營業(一)部總經理林達民表示,項目由上周三(27日)至今,五天合共錄得約2,533票登記數字,超額認購逾10倍。

在二手市場方面,中原地產十大屋苑過去周末錄得11宗成交,按周下跌35.3%;美聯十大藍籌屋苑合共錄得約17宗買賣成交,按周減少約5.6%;利嘉閣十大指標屋苑累計錄得15宗二手買賣個案,按周減少4宗或21%,為近四個周末以來最少;香港置業港、九及新界十大二手指標藍籌屋苑於周末兩日合共錄11宗成交,按周減少42%。
