恒隆:料今年香港租务仍有压力 冀下半年情况会较好
恒隆地产(00101.HK)行政总裁卢韦柏在电话会议上谈及香港租赁物业表现,指出与同业比较,其香港物业组合的防守性较强,民生区域的商场受疫情的影响较轻微,铜锣湾及旺角等游客区的影响则较大,录双位数下滑。他期望疫情能尽快有所缓和,令本港零售市道回复正常。若疫苗能成功推出,冀下半年的情况会较上半年好。
在写字楼物业方面,旗下中环物业的影响不大,空置率不如市场水平高,但看到湾仔及铜锣湾的写字楼受到很大压力,其中原因包括部分租户正是受疫情影响的行业,例如旅行社。
他提到,集团自2019年底开始至今,每个月都有与租户沟通并提供租务宽免,力度的大小在於租户的生意情况。在去年5至6月份时疫情纾缓时,租金宽免的水平减至接近零,但在最近第四波疫情下,力度又再次提高。他乐见旗下物业的空置率轻微下跌,相信今年的租务仍有压力,但希望部分已在去年反映出来。
