美联:资金流入供应偏低利楼市 倘疫情放缓楼价料弹最少5%

美国联储局一如市场预期维持利率不变。美联物业住宅部行政总裁布少明表示,由於目前本港银行体系结余高企逾4,500亿港元,料低息环境持续。再者,资金持续流入,资金充裕,香港存款去年11月录约14.65万亿元,以去年首十一个月累计升逾6%。与此同时,供应偏低的情况相信短期内难以大幅改善,上述多项因素均成为支持楼市的动力。展望今年,如果疫情大幅放缓,加上上述利好因素不变以及中港通关,料全年楼价出现「小V型反弹」,升幅至少升5%,假如本港经济强劲复苏,楼价甚至有力直扑2019年创出的历史高位。

住宅交投方面,踏入2021年,首月一、二手交投均畅旺。新盘方面,市场有多个新盘项目相继登场,带动首月新盘销售量已重上逾千伙水平。布少明续称,虽然目前本港疫情仍然反覆,但随着本港市民即将接种疫苗,市场憧憬疫情有望缓和。若然感染人数不大幅反弹,而发展商推盘步伐加快,估计今年首季新盘销售量可进一步攀升至5,000伙的水平,按季升逾6%,并创七季新高。

二手方面,首月二手交投表现同样理想,料首季可延续1月份的强势,估计第一季二手住宅成交量有望达至1.3万宗,按季增逾8%,创三季新高。若以每年首季作比较,今年首季二手交投有望创九年同期新高。
