中原:黄竹坑站第五期标书反应略逊预期
港铁(00066.HK)黄竹坑站港岛南岸第五期今日(26日)截标,共收到6份标书。项目住宅楼面面积上限约63.6万平方尺,提供不多於1,050伙单位。
中原测量师行执行董事张竞达表示,据悉项目补地价约64.37亿元,而早前项目招意向时反应热烈,预期可以收到7至8份标书,最终只收到6份标书,略逊预期。黄竹坑站第五期补地价较第四期低约4.4%,受第四波疫情影响,近期市况向下,补地价金额跟随市况调整。
他指,政府推地步伐放慢,铁路沿线的优质地段更为罕有。项目邻近黄竹坑地铁站,坐享南港岛线之便,具有优势。项目的周边为住宅物业、政府及社区设施,邻近配套齐全。近日疫情持续,但未有影响发展商持续买地投资的决心。项目落成後以中型单位为主,连同补地价每尺楼面地价约1.6万元,地价约101.8亿元。
