中原:黃竹坑站第五期標書反應略遜預期
港鐵(00066.HK)黃竹坑站港島南岸第五期今日(26日)截標,共收到6份標書。項目住宅樓面面積上限約63.6萬平方呎,提供不多於1,050伙單位。
中原測量師行執行董事張競達表示,據悉項目補地價約64.37億元,而早前項目招意向時反應熱烈,預期可以收到7至8份標書,最終只收到6份標書,略遜預期。黃竹坑站第五期補地價較第四期低約4.4%,受第四波疫情影響,近期市況向下,補地價金額跟隨市況調整。
他指,政府推地步伐放慢,鐵路沿線的優質地段更為罕有。項目鄰近黃竹坑地鐵站,坐享南港島線之便,具有優勢。項目的周邊為住宅物業、政府及社區設施,鄰近配套齊全。近日疫情持續,但未有影響發展商持續買地投資的決心。項目落成後以中型單位為主,連同補地價每呎樓面地價約1.6萬元,地價約101.8億元。
