仲量聯行:中環甲廈空置率2004年來首次升穿7%

仲量聯行最新《香港地產市場觀察》報告,指出中環甲級寫字樓空置率於去年12月升至7.3%,為2004年以來首次升穿7%。由於有不少寫字樓可招租及頂租樓面將於未來數月重投租賃市場,預料寫字樓空置率將繼續上升。去年底租賃交投淡靜,上月僅錄得數宗成交。

去年12月整體甲級寫字樓市場錄得17.56平萬方呎負吸納量,例如連卡佛退租黃竹坑One Island South約建築面積19,400平方呎樓面,而富通保險退租九龍灣富通中心一層約16,500平方呎。此外,DHL承租觀塘國際貿易中心90,900平方呎樓面,將遷出九龍灣並縮減辦公樓面。

仲量聯行香港商業部主管鮑雅歷表示,上月香港各主要商業區租金持續下跌,整體租金按月下跌1.1%。當中尖沙咀錄得最大租金跌幅,按月下跌1.7%,其他非核心商業區租金相對抗跌能力較高。

商舖市場方面,仲量聯行大中華研究部主管黃志輝表示,鑑於核心街舖租金已回落至2003年水平,有高檔零售商開始重投核心消費區及開新店。部分空置的舖位也由針對本地消費客群的零售商租用,有助紓緩核心街舖的空置壓力。
