主體評級上調!穆迪上調新城發展、新城控股評級至“Ba1”
1月22日,國際三大評級機構之一穆迪((Moody's)宣佈,將新城發展(01030.HK)及其子公司新城控股(601155.SH)的企業家族評級(CFR)從“Ba2”調升至“Ba1”,同時,穆迪也將新城控股現有票據的高級無擔保債務評級從“Ba2”調升至“Ba1”,將新城發展現有票據的高級無擔保債務評級從“Ba3”調升至“Ba2”,上述評級展望均為“穩定”。
而在1個多月前的2020年12月4日,國際三大評級機構之一惠譽(Fitch Ratings)宣佈,將新城發展的長期本外幣發行人評級和其子公司新城控股的長期外幣發行人評級由“BB”上調至“BB+”,評級展望為“穩定”,同時將新城發展、新城控股、新城環球的高級無抵押債券評級上調至“BB+”。
國際評級機構陸續上調新城主體評級,體現了國際資本市場對新城穩健發展策略的認可,以及對公司未來增長的信心。
穆迪方面認為,“Ba1”(穩定)評級反映了新城穩定的銷售執行能力、可觀的運營規模及不斷增長的經常性租金收入。
穆迪高級副總裁Kaven Tsang表示:“Ba1評級反映了新城目前信貸狀況的持續改善及我們對於新城未來合約銷售及租金收入的維持穩定增長的預期。”Kaven Tsang還補充道:“本次提升也考慮到隨着新城租金收入不斷提升,其現金流水平及償債能力也能得到持續優化。”
穆迪指出,在前三季度合約銷售同比降低17.5%的情況下,新城第四季度合約銷售同比提升20.3%。穆迪預計,新城未來1-2年的合約銷售額會保持每年5%-10%的增長。
1月8日新城發佈的2020年12月及四季度經營簡報顯示,公司交出一份穩健向好的年度答卷。2020年,新城實現銷售金額2509.63億元,累計銷售面積約2348.85萬平方米。其中,12月單月銷售金額約310.55億元,銷售面積約319.85萬平方米。至此,新城超額完成年初制定的2500億元銷售目標。
新城長期以來堅持“住宅+商業”雙輪驅動戰略,這也是公司得以快速發展的戰略優勢。穆迪特別強調了不斷增長的租金收入對新城經營層面的積極影響。
2020年,新城超額完成年初制定的全年新開業30座吾悦廣場的目標,截至2020年12月30日,旗下已開業吾悦廣場及委託管理在營商業項目達到100座。而伴隨開業項目數量逐步增加,和已開業商場運營逐步成熟帶動收入提升,2020年新城商業運營總收入增長至57.21億元,超額完成55億租金的目標,同比上漲超過30%。
此外,穆迪還強調,評級提升的另外一大因素在於公司財務狀況的持續優化:“新城在手現金充裕,足以覆蓋其未來12-18個月到期債務及土地款的支付。”
而在ESG方面,新城成熟的管理團隊、符合滬港兩地交易所要求的良好企業管治架構及標準也作為本次評級提升的重要考量因素。
