《美国数据》美国1月NAHB住宅建筑商信心意外由纪录高连降两个月
全美住宅建筑商协会(NAHB)与富国银行(Wells Fargo)调查数据显示,受累於木材价格急涨及全国大部分地区新冠疫情反弹,美国今年1月NAHB房屋市场指数(HMI)意外由纪录高位连降第二个月至83,市场原预期维持前值86。期内,衡量当前销售指标也由纪录高位连跌第二个月至90,低於前值92。衡量未来六个月销售预期指数由纪录高连跌第二个月83,低於前值85。潜在买家指数由前值73,续降至68。
上述指数主要反映美国住房建筑商信心,其以50为分岭线,超过该水平反映看好前景建筑商较多。
NAHB首席经济学家Robert Dietz指出,尽管住房继续帮助引领经济向前发展,但存货有限限制更强劲增长。此外,可建设地块短缺也难以满足强劲需求,且材料价格涨幅远超房价升幅,这反过来损害住房承受能力。
