美聯料本港全年樓價升5% 豪宅及中小型單位有望跑贏

美聯物業住宅部行政總裁布少明在發布會上表示,看到最近的二手放盤有所增加,但幅度不算大,亦看到市場上曾出現移民放盤,並願意將售價比市價略為調低,但只是零聲落索,相信因移民而賣樓的情況暫時未有影響到樓市。

他預期,首季樓價表現平穩,全年則料錄5%升幅,升幅主要集中在4月份之後,憧憬屆時疫苗將會陸續被應用,在疫情受控下各項經濟好轉,有望帶動樓市重拾升軌。他看好北水重臨後,豪宅的表現會在今年跑贏大市,亦看好1,000萬元以下的中小型單位,因為按保計劃放寬後令上車客及換樓客的買樓資金更為靈活,料這些類型的單位的樓價會有5%至10%升幅。

他又指看到去年本港失業率雖然有所上升,但對樓市的影響仍不大,失業情況主要集中在數個行業,包括零售、旅遊、飲食等,高收入及專業人士的失業率則相對不高,除非高收入人士的失業率大幅攀升,相信今年失業率對樓市的影響仍有限。美聯物業首席分析師劉嘉輝則補充,失業率對樓市的影響主要體現在住宅租賃方面,去年全年住宅租金下跌5.8%,跌幅較樓價為大。
