美联料本港全年楼价升5% 豪宅及中小型单位有望跑赢
美联物业住宅部行政总裁布少明在发布会上表示,看到最近的二手放盘有所增加,但幅度不算大,亦看到市场上曾出现移民放盘,并愿意将售价比市价略为调低,但只是零声落索,相信因移民而卖楼的情况暂时未有影响到楼市。
他预期,首季楼价表现平稳,全年则料录5%升幅,升幅主要集中在4月份之後,憧憬届时疫苗将会陆续被应用,在疫情受控下各项经济好转,有望带动楼市重拾升轨。他看好北水重临後,豪宅的表现会在今年跑赢大市,亦看好1,000万元以下的中小型单位,因为按保计划放宽後令上车客及换楼客的买楼资金更为灵活,料这些类型的单位的楼价会有5%至10%升幅。
他又指看到去年本港失业率虽然有所上升,但对楼市的影响仍不大,失业情况主要集中在数个行业,包括零售、旅游、饮食等,高收入及专业人士的失业率则相对不高,除非高收入人士的失业率大幅攀升,相信今年失业率对楼市的影响仍有限。美联物业首席分析师刘嘉辉则补充,失业率对楼市的影响主要体现在住宅租赁方面,去年全年住宅租金下跌5.8%,跌幅较楼价为大。
