《大行报告》瑞信料内房首季销售强劲 行业首选华润置地(01109.HK)
瑞信发表研报指,去年12月全国房地产销售按年增长18.9%,地产投资增长9.3%,增长势头胜预期,展望今年虽然抵押贷款配额限制对市场有一些不利影响,当中低线城市受负面影响更大,但部分被一、二线城市市况向好所抵消,预测2021年全国房地产销量及销售额将分别下降5.6%和3.2%。
报告指出,考虑到「345新规」下对房伍的融资限制,以及去年下半年建设库存增加,预计今年新开工量将按年下降5.4%,房地产投资料跌3.6%,而土地收购量料跌约5%。
瑞信认为,市场情绪低迷加上预期较低,开发商在今年首季加强推售新项目将成为主要的催化剂,首选华润置地(01109.HK),在南向资金大量流入的情况下,看好中国金茂(00817.HK)、合景泰富(01813.HK)及融创中国(01918.HK)。
