美联信心指数最新报59.2点按周升3.7% 美联楼价指数连跌两周

「美联信心指数」(MCI)最新指数报59.2点,按周升2.1点,升幅约3.7%,已连升三周。

美联物业首席分析师刘嘉辉指出,「美联信心指数」持续上升,反映减价盘数目持续减少。事实上,发展商重拾推盘步伐,而周末新盘销售成绩理想,相信会带动楼市气氛,业主信心亦有所增加,新增减价盘较12月中高峰期显着回落。

根据美联物业网站的减价盘比率反映,在全港三区之中,新界区减价盘占比较高,而全港减价盘占比最多的头三个地区依次为荔枝角、青衣及马湾。若以单位面积划分,是次减价盘集中於实用面积介乎431至752平方尺的B类单位,而其次则分别为面积少於431尺的A类单位及面积介乎753至1,075平方尺的C类单位。以面积大於1,721平方尺的E类单位录得最少减价盘。

楼价方面,「美联楼价指数」最新报162.22点,按周跌0.6%,今年至今连跌两周,累跌0.77%,跌幅主要来自新界区。
