世邦魏理仕:去年街铺租金跌幅达27.2% 料今年核心区街铺租金跌5至10%
世邦魏理仕公布,整体街铺租金在去年第四季按季下降8.9个百分点,全年租金跌幅达27.2%,是有纪录以来最大的年度跌幅。另外,商场业主透过提供市场营销和其他促销活动以支持租户,商场整体租金相对平稳,全年跌幅仅为5.6%。
该行指,以销售日用品为主的零售商继续成为零售租赁需求的主要来源。几间口罩商亦把握一线零售街道的较高空置率趁机进驻开设期间限定店。 这些和其他短期租赁活动帮助拉低去年第四季四个核心零售区的一线街道空置率至15.7%。尖沙咀的空置率最高,截至去年底时为18.8%。
展望今年情况,由於防疫措施仍然生效,预计在上半年的零售租赁需求将仍然有限,主要零售核心区的街铺空置率仍将可能维持一段较长时间。假设疫苗接种计划能有效控制疫情,并使跨境旅游在下半年逐渐恢复,预期届时零售市场及其商铺租赁需求将见复苏。估计核心购物区的街铺租金在今年跌幅将比去年温和,料全年下跌5至10%。
