恆地(00012.HK)底價20.45億元奪紅磡機利士南路舊樓
仲量聯行獲委託,承土地審裁處令,根據《土地(為重新發展而強制售賣)條例》,於今天(13日)下午3時拍賣紅磡機利士南路2、4、6、8、10、12、14、16、18、20、22及24號物業,由恆地(00012.HK)系內Asia Harbour Investment Limited以底價20.45億港元投得。
該物業於1956年落成,由12幢樓宇組成,為一排7層高的大廈群。每兩幢大廈共用兩條公用樓梯。物業地下為前舖後居用途,閣樓為辦公室用途,一樓至五樓為住宅單位。
根據紅磡分區規劃大綱核准圖(草圖編號S/K9/26),該地現劃為「住宅(甲類)4」用途,物業地盤總面積為20,400平方呎。
該物業將按現時狀況,以部份交吉、部份連現有租約(如有)形式出售。
該物業的購買者及其所有權繼承人將受土地(為重新發展而強制售賣)條例附表3及該售賣令指明的條件,以及土地審裁處所發出之其後指示(如有)所規限。
仲量聯行項目策略及顧問部資深董事李佩儀稱,上述物業地理位置優越,在本港住宅投資需求持續強勁的情況下,是次項目具不俗的發展潛力,遂吸引發展商收購及重建。
