美联黄建业:若疫情放缓料全年楼价最少升5% 豪宅更有望升10%
美联集团(01200.HK)主席黄建业表示,料全年楼价回升,幅度视乎经济前景,如疫情放缓,可出现「小V型反弹」至少升5%,假如本港经济强劲复苏,楼价甚至有力直扑2019年创出的历史高位。
此外,随着中港有机会通关,北水将加快流入港楼,今年内将有大型豪宅新盘登场,豪宅或重新成为市场焦点。他相信豪宅亦有机会「量额齐升」,通关後的豪宅楼价更有望升10%,跑赢大市。值得留意的是,新世代内地富豪及资金充裕的「新香港人」,较锺情於「新豪宅区域」,而非西半山一类的传统香港豪宅区,故预期「新豪宅」更能受惠於北水南下。
交投方面,今年一、二手成交皆有机会「量额齐升」,尤看好中小型单位、超级豪宅、民生铺及受中国企业欢迎的商厦四大板块。他相信经济「疫後重生」,民生铺最具升值潜力,正物色合心水的铺位入市作长线投资。
