首隻年報盈喜物業股!恆大物業預計2020年淨利潤增長1.8倍

uSMART盈立智投1月7日消息,恆大物業於今日盤後發佈正面盈利預告。

預期集團於截至2020年12月31日止年度錄得股東應分配利潤約26億人民幣,較去年同期大幅上升,淨利潤及股東應分配利潤預期均爲去年2.8倍左右

該大幅增長主要由於相關期間集團物業在管服務面積、非業主增值服務和小區增值服務實現大幅增長,和積極採取標準化運營和智能化建設,降本增效的成效非常顯著。

恆大物業自2020年12月2日上市後,股價走勢並不理想,今日收盤價剛好回到發行價8.8港元,市值951億,在港股物業板塊中位列第三。

恆大物業屬於絕對的龍頭,在物業百強企業中排名前五。母企恆大集團的土儲面積約2.4億平方米,恆大物業合約面積/在管面積比例達到2倍,未來業績確定性強。而淨利潤也呈爆發式增長,2017-2019年複合增速195.5%,2020年仍然維持了這一高增長態勢。

對標碧桂園服務,恆大物業的估值仍然有提升空間。

1月6日,物業板塊集體暴漲,行業整體漲幅在15%以上,主要是受到1月5日住建部等十部委發佈的《關於加強和改進住宅物業管理工作的通知》的刺激。《通知》在收繳率、物業費提價、行業收併購、智慧物業建設、設施設備智能化管理、生活服務拓展、老舊小區改造等方面給予住宅物管行業發展的方向和信心。

物業股2020年的走勢先揚後抑,年初疫情爆發凸顯了物業公司的社會價值,政府對行業的重視程度也大幅度提高,不斷出臺扶持政策,股價隨之上漲。但年中以來板塊出現較大調整,原因包括大批物管公司配股和物業IPO不斷。政策利好、年報盈喜及3月港股通調整將成爲板塊短期催化劑。
