內地建立銀行業房貸集中管理制度 內房及內銀逆跌
恆指於今年首個交易日低開回吐至27,079獲承接,在港交所(00388.HK)、友邦(01299.HK)、創科(00669.HK)、蒙牛(02319.HK)、小米(01810.HK)及舜宇(02382.HK)齊創紀錄高推動,掉頭高見27,484逾十個月高,現造27,428,續升197點或0.7%,成交額1,316億元。
不過,內地建立銀行業房貸款集中度管理制度,內房及內銀於今年首個交易日隨A股逆市下跌。
融創中國(01918.HK)股價一舉跌破10天和20天線(27.5元及27.74元)及52周低(26.6元),最低見26.45元,現造26.65元,回吐7%,成交急增至2,957萬股。旭輝(00884.HK)急7.5%報6.08,股價一舉失守50天、百天線、20天及10天線(6.13-6.23元)。
中國恆大(03333.HK)也回吐6%,報14元。新城發展(01030.HK)吐5.4%報6.1元。藍籌碧桂園(02007.HK)扭轉連日升勢,股價回吐4.7%,報10.22元,正考驗10天及牛熊線(10.1元)支持力。綠城中國(03900.HK)回吐5.1%報10.76元。中國奧園(03883.HK)吐4.8%報7.18元,股價失守10及天20天線(7.38元)。中海宏洋(00081.HK)及龍光地產(03380.HK)吐逾4.5%-6%,分別報3.97元及11.92元,前者股價失守10天;後者失守50天線(12.3元)。
金茂(00817.HK)、潤地(01109.HK)、中海外(00688.HK)、龍湖(00960.HK)、美的置業(03990.HK)、禹洲地產(01628.HK)、富力(02777.HK)、寶龍地產(01238.HK)、雅居樂(03383.HK)、萬科(02202.HK)及佳兆業(01638.HK)吐逾2.5%-3%。
野村認為,內地銀行業房貸設立集中管理制度對四大行影響有限。四大國有行今天跌逾1%-3%,工行(01398.HK)沽壓較大,股價低見4.83元,現造4.86元,回吐3.4%;建行(00939.HK)繼假前倒跌後,今天曾一舉失守10天、20天及50天線(5.75-5.84元),最低見5.71元,現造5.76元,續吐2.2%。
人行及中銀保監聯合發布有關《建立銀行業金融機構房地產貸款集中度管理制度通知》明確指出,房地產貸款集中度管理制度機構覆蓋範圍、管理要求及調整機制。綜合考慮銀行業金融機構資產規模、機構類型等因素,分檔設置房地產貸款餘額佔比和個人住房貸款餘額佔比兩個上限,對超過上限機構設置過渡期,並建立區域差別化調節機制。
