格隆匯 12 月 29日丨華遠地產(600743.SH)公佈,2020年12月29日,公司全資子公司北京市華遠置業有限公司通過掛牌出讓方式競得長沙市“[2020]長沙縣109號、110號、111號”共三幅地塊的國有土地使用權,成交總價為約10.03億元。具體情況如下:

[2020]長沙縣109號地塊位於長沙縣黃花鎮臨空產業集聚區臨空南路以東、天祥路以北、人民東路以南,宗地總出讓面積為91,607.54平方米,宗地總成交價為約2.97億元。該宗地分為兩個地塊,其中:地塊一65,624.40平方米,用地性質為二類居住用地R2,1.0<容積率≤2.0,建築密度≤22%,綠地率≥40%,建築高度≤48米並符合黃花機場限高要求,土地使用權出讓年限為70年;地塊二25983.14平方米,用地性質為商業用地B1,容積率≤3.0,建築密度≤40%,綠地率≥20%,建築高度≤48米並符合黃花機場限高要求,土地使用權出讓年限為40年。

[2020]長沙縣110號地塊位於長沙縣臨空產業集聚區臨空南路以西、大元東路以北,宗地總出讓面積為108,452.00平方米,宗地總成交價為約3.7億元。該宗地分為兩個地塊,其中:地塊一85,893.83平方米,用地性質為二類居住用地R2,1.0<容積率≤2.0,建築密度≤22%,綠地率≥40%,建築高度≤48米並符合黃花機場限高要求,土地使用權出讓年限為70年;地塊二22,558.17平方米,用地性質為商業用地B1,容積率≤4.55,建築密度≤50%,綠地率≥20%,建築高度≤48米並符合黃花機場限高要求,土地使用權出讓年限為40年。

[2020]長沙縣111號地塊位於長沙縣黃花鎮臨空集聚區臨空南路以西、蓮湖塘路以東,宗地出讓面積為106,629.56平方米,宗地成交價為約3.36億元。該宗地用地性質為二類居住用地R2,1.0<容積率≤2.0,建築密度≤22%,綠地率≥40%,建築高度≤48米並符合黃花機場限高要求,土地使用權出讓年限為70年。
