越秀地產(00123.HK)附屬斥25.24億元競得廣州市白雲區一幅地塊
隆匯12月28日丨越秀地產(00123.HK)公吿,於2020年12月28日,公司透過廣州越秀華城房地產開發有限公司(其擁有約95.48%權益的附屬公司),通過公開掛牌方式以人民幣25.24億元,並以住宅+配建模式,成功競得廣州市白雲區金沙洲AB3705032地塊。
該地塊佔地面積約64,500平方米,總可建築面積約331,900平方米,其中計容建築面積約229,400平方米。該地塊性質為居住用地。根據住宅+配建模式,項目公司需配建廣州市商辦配套設施,與該地塊分開。配建工程成本預計約人民幣9.5億元,公司計劃通過外部融資(包括房地產開發貸款)為有關成本提供資金。建成後,配建工程將無償移交給廣州市政府指定部門。
該地塊屬廣州市白雲區金沙洲板塊,金沙洲板塊地處廣州與佛山交界地帶,西側為佛山市,東側與廣州老城區隔江相望,經金沙洲大橋和廣州環城高速可達荔灣、越秀等主城區。地塊距離地鐵六號線潯峯崗站約2.5公里,毗鄰廣州環城高速,交通便利。
該地塊北側毗鄰水庫和潯峯山公園,景觀資源豐富;該地塊3公里範圍內有沙鳳小學、廣東華僑中學、廣府實驗學校等多所優質學校,永旺夢樂城、萬達廣場、廣百等商場,以及三級綜合醫院廣州中醫藥大學金沙洲醫院,周邊各項配套設施完善。董事會認為,公司將以合理價格收購該地塊,並將增加公司的優質土地儲備,進一步鞏固其於廣州的戰略地位。
