中原张竞达:山顶文辉道地皮收7份标书符预期 料流标风险低
中原测量师行执行董事张竞达表示,山顶文辉道地皮共收到7份标书,市场反应合乎预期。山顶文辉道地皮曾於2018年10月流标,今季拆细成两幅地招标,再度推出市场,十分瞩目。
早前美国领事馆屋地寿山村道37号以25.66亿元沽出,楼面尺价约54,137元,较市场预期低,相信现时市况下文辉道地皮估值较两年前低。山顶文辉道地皮位於山顶超级豪宅地段,多年来鲜有新供应,预计将作超级洋房及分层单位混合发展,料单位落成後以南区海景为主,预计每尺楼面地价约40,000元,总值约103.7亿元。
他又指,是次地皮拆细招标,可减低发展商投资成本,吸引更多发展商参与竞投,但於现时经济环境转差下,发展商出价审慎。文辉道地皮共收到7份标书,合乎市场预期,预料流标风险低。
