美联测量:山顶文辉道地皮估值103亿元 料成全年最贵官地
山顶文辉道地王拆细後重推,第2、4、6、8号地皮将於本周五(18日)截标。美联测量师行董事林子彬表示,以可建楼面面积约259,337平方尺,并按每方尺楼面地价约4万元计,地皮估值约103.73亿元,成为今年最贵重官地。
他指,出港岛区超级豪宅地皮供应罕有,是次山顶地皮於流标後改为「一拆二」方式重推,将可降低投资风险,吸引发展商竞投及兴建大户型豪宅及洋房单位。
不过林子彬表示,由於项目投资额庞大,因此估计以大型发展商,尤其是具超级豪宅发展经验的发展商或财团参与为主,并不排除吸引中资财团。
