過去周末新盤成交回落至65宗 二手成交創近兩個月新高
綜合市場消息,過去周末一手市場共錄65宗成交,按周大減36%,創近13個周末新低。當中,由佳兆業(01638.HK)及宏達控股合作發展的深水(土步)項目「弦雅」首輪開售53伙,連招標發售55伙,即日售出71%共39伙。
另外,恆基地產(00012.HK)發展的尖沙咀項目「本木」加推4號價單,共涉及18伙標準單位,戶型涵蓋開放式至2房,折實平均呎價27,808元,較前一張價單加價8.08%。整批單位定價總值約1.65億,折實總值約1.64億。
在二手市場方面,中原地產十大屋苑過去周末錄得22宗成交,按周升15.8%,連升三周,成交量創7周新高;美聯十大藍籌屋苑合共錄得約22宗買賣成交,按周升1成,創7個周末新高;利嘉閣十大指標屋苑累錄18宗二手買賣個案,按周增加約50%,創近四周新高;香港置業港、九及新界十大二手指標藍籌屋苑合共錄14宗成交,按周增加1倍,並創7周新高。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,第四波疫情持續,政府收緊限聚令,放慢推盤步伐,令一手新盤斷層,客源流向二手市場。在疫情下,市民雖減少睇樓活動,但仍積極尋覓平價筍盤,而二手業主見疫情持續,亦願意減價,令二手樓市呈價跌量升局面,相信局勢將持續一段時間。
