过去周末新盘成交回落至65宗 二手成交创近两个月新高

综合市场消息,过去周末一手市场共录65宗成交,按周大减36%,创近13个周末新低。当中,由佳兆业(01638.HK)及宏达控股合作发展的深水(土步)项目「弦雅」首轮开售53伙,连招标发售55伙,即日售出71%共39伙。

另外,恒基地产(00012.HK)发展的尖沙咀项目「本木」加推4号价单,共涉及18伙标准单位,户型涵盖开放式至2房,折实平均尺价27,808元,较前一张价单加价8.08%。整批单位定价总值约1.65亿,折实总值约1.64亿。

在二手市场方面,中原地产十大屋苑过去周末录得22宗成交,按周升15.8%,连升三周,成交量创7周新高;美联十大蓝筹屋苑合共录得约22宗买卖成交,按周升1成,创7个周末新高;利嘉阁十大指标屋苑累录18宗二手买卖个案,按周增加约50%,创近四周新高;香港置业港、九及新界十大二手指标蓝筹屋苑合共录14宗成交,按周增加1倍,并创7周新高。

中原地产亚太区副主席兼住宅部总裁陈永杰表示,第四波疫情持续,政府收紧限聚令,放慢推盘步伐,令一手新盘断层,客源流向二手市场。在疫情下,市民虽减少睇楼活动,但仍积极寻觅平价笋盘,而二手业主见疫情持续,亦愿意减价,令二手楼市呈价跌量升局面,相信局势将持续一段时间。
