過去周末一手樓市成交回落7成 二手價跌量升
綜合市場消息,過去周末共錄101宗新盤成交,按周回落約7成,主要是由於第四波疫情爆發,限聚令再度收緊所致。當中,由五礦地產(00230.HK)發展的油塘項目「蔚藍東岸」在上周六(5日)進行第二輪銷售,共售出65個單位,項目兩星期合計共售出319個單位,佔可供出售的單位77%,合共套現約27億。
至於恆基地產(00012.HK)旗下的尖沙咀項目「本木」修訂價單3A號,共涉及17伙 ,全數為標準單位,戶型涵蓋開放式至3房,折實售價介乎665.78萬至1,952.18萬元,折實呎價由24,603至27,734元。恆基物業代理有限公司營業(二)部總經理韓家輝指,個別單位售價輕微上調1%至2%,將因應市場反應,最快日內上載銷售安排,周末發售。
在二手市場方面,中原地產十大屋苑過去周末錄得19宗成交,較上周末15宗增加4宗或26.7%;美聯物業十大藍籌屋苑合共錄得約20宗買賣成交,較上周同期錄得約15宗,上升約33.3%;利嘉閣十大指標屋苑累錄12宗二手買賣個案,按周上升3宗或約33%;香港置業港、九及新界十大二手指標藍籌屋苑於周末兩日合共錄7宗成交,與上周末6宗成交比較增加1宗,按週上升17%。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,第四波疫情轉差,市民留家抗疫,令睇樓量驟降。過去一年疫情反覆,嚴重打擊經濟,睇樓人流亦大大減少,業主持貨信心轉弱,有業主願意減價沽貨,減價幅度介乎1%至5%,即吸引用家承接,疫情下二手樓市呈價跌量升局面。
