过去周末一手楼市成交回落7成 二手价跌量升

综合市场消息,过去周末共录101宗新盘成交,按周回落约7成,主要是由於第四波疫情爆发,限聚令再度收紧所致。当中,由五矿地产(00230.HK)发展的油塘项目「蔚蓝东岸」在上周六(5日)进行第二轮销售,共售出65个单位,项目两星期合计共售出319个单位,占可供出售的单位77%,合共套现约27亿。

至於恒基地产(00012.HK)旗下的尖沙咀项目「本木」修订价单3A号,共涉及17伙 ,全数为标准单位,户型涵盖开放式至3房,折实售价介乎665.78万至1,952.18万元,折实尺价由24,603至27,734元。恒基物业代理有限公司营业(二)部总经理韩家辉指,个别单位售价轻微上调1%至2%,将因应市场反应,最快日内上载销售安排,周末发售。

在二手市场方面,中原地产十大屋苑过去周末录得19宗成交,较上周末15宗增加4宗或26.7%;美联物业十大蓝筹屋苑合共录得约20宗买卖成交,较上周同期录得约15宗,上升约33.3%;利嘉阁十大指标屋苑累录12宗二手买卖个案,按周上升3宗或约33%;香港置业港、九及新界十大二手指标蓝筹屋苑於周末两日合共录7宗成交,与上周末6宗成交比较增加1宗,按周上升17%。

中原地产亚太区副主席兼住宅部总裁陈永杰表示,第四波疫情转差,市民留家抗疫,令睇楼量骤降。过去一年疫情反覆,严重打击经济,睇楼人流亦大大减少,业主持货信心转弱,有业主愿意减价沽货,减价幅度介乎1%至5%,即吸引用家承接,疫情下二手楼市呈价跌量升局面。
